What's the best decking material for Central California?+

Composite handles Valley sun and needs no annual sealing, but runs hotter underfoot and costs more up front. Redwood looks better and stays cooler but needs sealing every 1–2 years.

Do I need a permit for a deck?+

Generally yes if it's over 30 inches above grade or attached to the house. We confirm with your jurisdiction and pull it.

How long does a deck last?+

Composite 25–30 years, redwood 15–20 with maintenance, pressure-treated 10–15.

Can you build a pergola or shade cover too?+

Yes — attached and freestanding, engineered where required.
